11 Month Home Builder’s Warranty Inspection

 

 

 This is a very important inspection for someone that has a brand new home. The builder is giving you a 1yr warranty on the new construction you just purchased. This means if something needs repaired within that year the builder will come back and take care of the items. It is a good idea to make a list of things that you observe in your day to day life in the home.  Then about every three months you can call the builder with a list instead of every month. If there is a major problem don’t hesitate to call the builder right away.

 

 The 11 Month Inspection we perform is an in depth visual inspection on the entire home. We will look in the attic for missing insulation, damaged trusses, any leaking that may have occurred in the past 11 months. We will be checking the structure from the outside and the crawl space if applicable for any movement in the past 11 months. If there is a crawl space the piers will be checked to make sure there is enough surface contact with the main beam.

 

 All of this will be done and a punch list will be printed for you to give the builder of items to be repaired. We can also email the builder a copy of this report along with pictures in necessary.
